1.  What do others say about buying a home through a buyer' broker or an exclusive buyer's agent?

Buying a home through a buyer's agent makes a lot of sense since most homes for sale through the Multiple Listing System which provides a fee to be paid to the Realtor that works with the buyer.  A buyer's agent is duty bound to protect your confidentiality and interests including getting you the best price possible. 

An exclusive buyer's agent works 100% for home buyers and does not list or sell homes.  This insures that they will never be working for both the seller and buyer.

2.  Is it sensible to buy a home at today's prices?

If you assume that home prices are going to continue to rise at greater than 10% rates and/or are investing for the short run, it is not sensible to buy at today's home prices.  Almost all indicators are that home prices will moderate over the next few years since they are by most indicators, very high right now.

4How do Realtors get paid?

Realtors get paid typically through the Multiple Listing System which reserves a portion of the total fee compensation.  The listing agent takes their portion and another portion is left for the agent who work either with (seller's agent) or for the buyer (buyer's agent).  Home sellers should be aware of not only how much their listing agent is charging overall, but how much of the fee is paid to the agent that brings the buyer since if this fee is too low, it will limit the attention the property will get.
